Reducing-Balance EMI vs Flat-Rate Interest in India (2026)

Indian personal-loan ads still quote a flat rate because the percentage looks smaller. Most home-loan and RBI-style retail illustrations use reducing balance (interest on the outstanding principal). FlashKit’s India EMI calculator is reducing-balance only. If you type a flat rate into it, you will understate the installment.

This is not the same question as EMI vs SIP (prepay or invest). Here both numbers are loan interest — two ways of quoting the same principal.

The two formulas

  • Reducing-balance EMI: EMI = P × r × (1+r)n / ((1+r)n − 1), where r is the monthly rate (annual ÷ 12) and n is months. Interest each month is charged on what is still owed.
  • Flat rate: total interest = P × annual rate × years. EMI = (P + total interest) / n. Principal is treated as outstanding for the whole tenure even after you have paid a lot of it back.

Worked example A — ₹1,00,000, 12 months, “10%”

  • Flat 10%: interest ₹10,000. EMI ≈ ₹9,167. You repay ₹1,10,000.
  • Reducing 10%: EMI ≈ ₹8,792. Total interest ≈ ₹5,500. You repay about ₹1,05,500.

Same advertised 10%, very different cash. Confirm the reducing figure in the calculator (principal 100000, rate 10, tenure 12 months). Do not treat the rupee cents as a bank quote — lenders round.

Estimate reducing-balance EMI

Principal, annual rate, tenure. Local math — not a sanction letter.

Worked example B — ₹3,00,000, 36 months, “12%”

  • Flat 12%: interest = 3,00,000 × 0.12 × 3 = ₹1,08,000. EMI = 4,08,000 / 36 = ₹11,333.
  • Reducing 12%: EMI ≈ ₹9,964. Total interest ≈ ₹58,700.

The flat quote costs roughly ₹49,000 more interest over three years at the same headline rate. A salesperson comparing “flat 10%” to a neighbour’s “reducing 14%” is mixing units. Ask for the reducing / IRR / APR figure in the sanction letter, then type that rate into the calculator.

What the calculator will not do

  • Convert a flat rate to an effective reducing rate for you. Run the cashflows or ask the lender for APR.
  • Add processing fee + GST, insurance, or pre-EMI. Those change the money you receive; see the personal-loan EMI guide.
  • Tell you to take or refuse a loan. If you are pairing extra EMI with a SIP, that is the prepay-or-invest worksheet, not this page.

Sanction letters are PDFs. If you only need a smaller copy for a CA, the PDF compressor rewrites in the browser — it does not upload the letter to FlashKit.

Disclaimer (not financial advice)

FlashKit calculators run reducing-balance EMI and compound-SIP arithmetic in your browser. They are planning aids, not a bank sanction letter, a GSTN filing, SEBI-registered investment advice, or a substitute for a chartered accountant. Actual EMI depends on processing fees, insurance, prepayment clauses, and the lender’s day-count. Mutual-fund returns are not guaranteed. Confirm numbers with your lender or advisor before you sign.
